Commercial, Industrial and Institutional roofing systems are generally "flat" or low-sloped. Therefore, these systems exhibit problems from ponding or standing water, seam failures or penetration failures around air conditioning curbs, drains, due to extreme heat effects, shrinkage and from general product failure from years of reformulation in the chemicals.

Examples of flat roof systems that fail as a result of the aforementioned reasons are single-ply systems like TPO (Thermoplastic Polyolefin), EPDM (Ethylene Propylene Diene Monomer) and PVC (Polyvinyl Chloride). Additional examples include an asphalt based system like modified bitumen, any BUR tar and gravel system or any waterproofing roofing ply generally used as a waterproofing product on a commercial, industrial or institutional flat roofing system and that is susceptible to similar problems.

Our Modified Bitumen Process

Modified Bitumen, or rolled roofing, is our third most-seen-style of roofing. Most manufacturers claim their modified will last 12-15 years but our experience is by year 7, or earlier, modified is showing significant signs of decay. Rolled roofing can often be saved, however, by eliminating the disastrous effects of the sun and making it waterproof.


We started by pressure washing the roof and perform any needed repairs to the modified roof surface. Seams are of particular concern. These types of problems, which can be identified by open and unadhered seams, are often the direct result of improper installation.


Primer and silicone are applied encapsulating existing drains and other penetrations.


The failed adhesion areas of the modified are removed from wall locations; a urethane foam is applied to encapsulate the connections to wall providing a seamless system. The foam allows proper drainage of water from wall onto the roof surface scuppers or drains.


Silicone application provides 89% reflectivity, thereby reducing energy consumption. The particular details given to the wall location provide a seamless system.
